This dashboard tracks newly launched private residential developments and executive condominiums (ECs) across Singapore. Buying a unit directly from the developer at launch (often referred to as buying "off-plan" or under-construction property) allows buyers to benefit from early-bird discounts and progressive payment schemes.
Analyzing New Launch Volume & PSF
We track the number of new sales registered directly from the Urban Redevelopment Authority (URA) developer sales database. Higher transaction volume during launch phases indicates strong market interest and confidence in a project. The Average PSF (Per Square Foot) helps compare pricing value against other comparable new launches or surrounding resale properties in the same district.
Key Considerations for Buyers
New launches offer modern facilities, updated layouts, and fresh 99-year or freehold leases. However, they require waiting for construction (typically 3 to 4 years to obtain Temporary Occupation Permit or TOP).
